How it works
- Net from resale = resale price − selling fees − shipping, fixed fees, and travel.
- Ceiling for an ROI target = net ÷ (1 + ROI) − repairs. For a dollar target = net − profit − repairs.
- Opening offer = ceiling minus your negotiating room, rounded down to a clean number.

Common questions
How much lower than asking should I offer?
Base it on your numbers, not a fixed percentage. Your ceiling is what still leaves your target profit after selling costs. Open somewhat below that ceiling so you can meet a counter and still land under it.
What if my ceiling is above the asking price?
Then it's already a deal at asking. Offering asking price (or close to it) with a quick pickup usually beats haggling on a listing other buyers are also messaging.
What if the asking price is far above my ceiling?
Most sellers won't come down 40% or more. You can still send a polite offer, but expect a no. Pounce's Auto-lowball only targets listings priced up to 33% above your buy target for this reason.
